For Realtors/estate agents

This website as you may appreciate serves two purposes, principally for us to keep search clients aware of the progress we are making but also as a means of giving you information on how to contact us and details on who we are.


H3 Search Ltd is a UK company that has the contact to provide executive quality searches for property in the USA and UK for members of a number of clubs, and associated companies. Clients can vary from individuals to multi nationals with very large budgets. Although offering a number of services it is the H3 service through the Property Pension Club (see www.proeprty-pension-club.co.uk ) that is the central service we provide alongside the handholding services that empower people of businesses to get involved by this means.

We also provide a great deal of information and undertake background research on an ongoing basis. This information is used so we can advice clients as to markets and areas, and to produce reports as well as for illustrations for free public presentations we put on throughout the UK.

We do not require any commission split with realtors/agents and work exclusively for the buyer. 


H3 started out as the concept to identify 3 houses that a buy to let of similar investor could choose from, this is still mostly the case but as sometimes we have budget or buy list to work to we will then often look to find 50% above the requirements. 

We may be looking for one client or have a number who we are looking for properties at the same time.  We also through franchise and other arrangements may also be a director and equity holder within the clients company, or be instructed to make direct purchases for them. In addition our directors have several property companies of their own, and new acquisitions for these may be sought.

We may in an area be looking to buy a single property or up to several hundred. It may be residential, blocks of residential property, holiday or commercial property.


Our normal method is to

  • Understand the clients requirements, and agree specification with them.
  • Get to understand the area and market
  • Look briefly at details of a large amount of property (often partly done in advance with internet research)
  • Look at a number of properties and shortlist a smaller number
  • Take a closer look at short listed properties
  • Select those to study in depth and both fully measure and photograph these.
  • Measuring is achieved fairly quickly and very accurately with a computer controlled laser surveying instrument, a Leica Disto 5, and often this is input directly to a notebook computer to form a 3D design for the property with all walls, doors windows etc input so that we or a client will be able to walk through the computer model to see the layout, add furniture, add and remove walls, cost alterations etc.
  • Photography is also done fairly quickly using a Nikon digital camera and a range of lenses. We have an arrangement that allows 180 degree wide photographs and further processing by the notebook computer to present a photograph as if a wall or walls had been removed and showing the whole of even the smallest room. This also allows the front or other view of a property to be captured, even if the room available to get traditional photographs is limited.
  • Research local use restrictions, local taxation and similar
  • Recommend 3 or 50% more than requirement to each client
  • Support the client through the offer and subsequent stages
  • Produce a manual on each property purchased for the new owner based upon the information and research we have.

This is an executive service and utilizes the expertise of an experienced director who is familiar with both the UK and USA. It is an expensive service for the client to use, and to provide, it is provided only to specification, never speculatively and clients pay in stages so have already made payment prior to any field work (search) being conducted.

If you are aware that we are in your area but we have not contacted you, then there is no reason why you should not speak to us to see if you can be of help to us. 

If you are aware one of our people is staying in your area, never assume we are working office hours we will not be, so will be happy to talk to you at any sensible hour. 

If we have set a specific need or maximum budget, we are not likely to  consider properties that does not meet this specification. Our requirement as  opposed to a maximum budget is usually the starting point for us, but where we do specify maximum budget it is an absolute maximum and we would rather see properties well under this. Where the client has set a maximum we will not put forward any properties that go above the maximum.
